Set in an area of outstanding natural beauty in the North Pennines, this newly built cosy one bedroom self-catering cottage has stunning views of farming and fell land and is a perfect retreat for a single person or couple wishing to enjoy the unspolit countryside whilst being within easy reach of local attractions.

• Payment.  A non-refundable deposit of 25% is payable on booking. The balance of the total holiday cost is payable 6 weeks prior to the start of your holiday. Bookings within 6 weeks of arrival will require full payment. Confirmation of reservation will be sent to you.

• Arrival / Departure. Derwent View Cottage is available from 4pm on the day of arrival and vacated before 10am on the day of departure.
This allows time to prepare for the arrival of new guests. Please inform us of your expected time of arrival.

• Cleaning. We ask guests to leave the cottage in a clean and tidy condition. A cleaning charge may be levied where additional cleaning is required.

• Pets. Occupants are kindly asked not to bring any furry friends.

• Smoking. Occupants are kindly asked not to smoke inside the cottage, for the benefit of other / future guests.

• Occupancy. The cottage is designed and equipped to accommodate a maximum of 2 people sharing a double bed. 

• Cancellation. If the guest does not pay the balance by the time due, we reserve the right to cancel the booking. In this event, or if the guest cancels the booking after it is confirmed, the deposit will be forfeited. Cancellations must be made in writing . We recommend you seek holiday cancellation insurance to cover this eventuality. Every effort will be made to re-let and any rent received will be returned in full after deduction of costs incurred.

• Changes made by the owners. Should any changes be necessary we will advise you as soon as possible.  If circumstances require us to cancel a booking, we will refund you in full.

• Complaints. Should any problems arise please tell us at the earliest opportunity, as most problems can be simply resolved.  We will always do our best to ensure that you have a pleasant stay at Derwent View Cottage.

• Damages / Breakages. Any damage during your stay must be paid for or replaced.

• Insurance. We are not responsible for any loss of life, injuries, illness or loss or damage to the property of guests, however caused. Please ensure children are supervised by a responsible adult at all times. We recommend you take out your own holiday insurance with your insurance broker to cover these eventualities.
